The Investment Process
Although most people are familiar with all the elements involved in buying their own home in the UK, buying an investment property overseas can seem like a very daunting process, as different legal systems are unfamiliar, and you are dealing with people based a long way away. At Brookes and Company Property, we guide you through the process at every stage, advising and helping where necessary to ensure that everything runs smoothly and is a stress-free experience.
We investigate all aspects and ramifications of each proposition to ensure that we are getting the best deal possible for our clients. We negotiate on our clients behalf on every aspect of the project - whether it is the early investor discount, tax concessions or reduced rates for legal fees. We help with setting up overseas bank accounts and applying for overseas mortgages, and we will take you through all the legal documentation, explaining what everything means. We aim to make what can be confusing, easy to understand. We follow the same basic process for all our projects.
Deposits will be required to reserve your selected plot. The timing of when the deposit is required varies from project to project dependent on the contractual requirements of each project. Brookes and Company Property will always make the timings for all money flows very clear from the start of each project.

| If you are interested in finding out more about one of our projects, we will invite you to a presentation at one of our offices. If you are unable to attend, we will organise a one-to-one meeting so that we can present the investment opportunity, and you can ask us any questions. |
| If you are interested in the possibility of making an investment, we ask you to place a fully refundable $5000 fee with us. This sits in our client account and is your money. You can take it back at any time if you decide not to buy. This fee prioritises you in our plot selection and allocation. |
| You meet with a member of the team to discuss your preferred level of investment and select a plot. Meet with an IFA if required to go through your financing options. Cavendish Associates work closely with Brookes on many projects, but your own IFA is equally able to advise you. |
| Visit the investment. Some clients choose to invest without going on an inspection trip, but many are not comfortable with committing to a purchase without going. We organise inspection trips for clients, arranging key people involved to meet with you for information and advice. |
| If you decide to go ahead you sign the contract and progress to completion. The in-house administration team will guide you through the contract and completion process, helping you with all the elements involved in making your purchase happen. |
